Once you have chosen a property to rent through Walker Smale, we will discuss your background and circumstances with our client, the Landlord. If your proposal is accepted by our client we will let you make an application to rent the property.
Our application and referencing process is a simple one and is carried out on line by our partners at RentProfile.
Once referencing is complete and acceptable we will confirm in writing that we are happy to accept your proposal to rent through us and will provide you with clear instructions with regards to the next steps which will include paying your first month's rent and deposit.
On completion of the tenancy agreement you will have a copy of the electronically signed agreement along with a copy of the electric and gas certificates (if appropriate), Energy Performance Certificate, Guide to Renting leaflet and your Deposit Certificate.
Your Deposit will be registered with the Deposit Protection Service.
You will receive two sets of keys for the property and if the property is to be managed by the Landlord, you will be provided with their contact details etc.
